Simmons & Simmons moves into office tower T4 on 2,100 m²

International law firm Simmons & Simmons and Frankfurt-based project developer Groß & Partner have signed a long-term lease agreement for two floors of the four high-rise project under construction. The firm is expected to move into the completed tower in mid-2024. The FOUR project is a new urban neighbourhood at the junction between the city centre and the financial district.

“We are pleased to have reached another long-term lease agreement for the T4 with Simmons & Simmons. This marks a pre-lease of the tower of around 90 percent,” says Karolina Thoben, Head of Office Leasing at Groß & Partner. “Together with the tenant, we are now working on the expansion concept in order to optimally adapt the office space to their needs.”
Simmons & Simmons will occupy two levels with approximately 90 workstations with conference area, lounge and reception. The law firm cooperates with MIA Merz Innen.Architektur, which will design the rooms modern, needs-based and multifunctional. It is important to meet the requirements of New Work and to design the offices open, transparent and communicative, while at the same time guaranteeing confidentiality.

FOUR Frankfurt is a unique high-rise district in the heart of Frankfurt city centre. Four new skyscrapers will be built on a multi-storey podium in the centre of the skyline, between Junghofstraße, Große Gallusstraße and Neue Schlesingergasse, with approximately 213,000 m² of floor space. Up to 1,000 people will live in the innovative and sustainable district and about 4,000 employees will work there. About half of the space created is intended for new office space, more than half of which is already pre-let to well-known companies. In addition, approximately 600 apartments as well as hotels, restaurants, retail and publicly accessible recreational areas will be built.
